LOCATION
The site represents an exciting development opportunity on the south western edge of the town
of Wellingborough (population 50,000), close to the attractive village of Wilby. Wellingborough
benefits from a direct main line service to London St Pancras International, with travel times
from 47 minutes. The site has good road connections, with the A45 and the A509 providing
connections to local towns, the A14 and the M1. Northampton is located approximately 11
miles to the south west. Wellingborough town centre lies just over 1 mile from the site and
the town benefits from a wide range of services including the Swansgate shopping centre,
restaurants, pubs, etc. A major Sainsburys supermarket sits immediately to the east of the
site and Wellingborough also has large Tesco and Morrison stores. The recently developed
Rushden Lakes shopping centre is located approximately 5 miles to the east, providing a very
wide range of shopping and leisure facilities. The town has a good range of schools, including
the private Wellingborough School.

Employment opportunities exist on the Park Farm employment area, the Finedon Road
industrial estate and the new Prologis Park to the north of the site, which can accommodate
up to 2.15 million square feet of space, to be developed on 160 acres.

DESCRIPTION
The site extends to approximately 71.78 acres (29.05 hectares) and occupies a broadly oval
shaped parcel of farmland, falling within Park Farm Way and comprising two large arable
fields, separated by a single hedgerow. The site slopes gradually down from its highest point
in the western corner, to its lowest point in the south eastern corner of the site.

The site has direct access onto Park Farm Way (A509) which connects to the A45 to the south
and to the A14, at Kettering, to the north. The Queensway Park comprises an attractive area of
public open space wrapping around the northern and eastern boundaries of the site. Beyond
this park lies a well established residential area.

TERMS
The freehold interest in the site is being offered for sale by informal tender. Bids need to be
with the selling agents by 12 noon on Monday 27 September 2019. These can be submitted by
email, but all informal tenders should also be submitted to the agents by hard copy, in a sealed
envelope marked “Land off Park Farm Way, Wellingborough”. Copies of the informal tender
form are available upon application to the selling agents.

VAT
The seller has commenced the procedure to waive the normal exemption from VAT which
applies to agricultural land. Bidders should therefore be aware that the purchase price will be
subject to VAT. All offers submitted should be clearly stated as a figure plus VAT.

PLANNING
The outline planning application was reported to committee on 5 December 2018 and
a resolution was passed to grant planning consent, subject to the completion of a Section 106
Agreement. The planning consent permits the erection of up to 600 dwellings, with public
open space, a new access roundabout onto Park Farm Way, footpath/cycleway connections
and associated infrastructure works. Save for access, all matters are reserved for subsequent
approval.

The local authority application reference is WP/15/00727/OUT.

The site has been promoted by Hallam Land Management Ltd and the Masterplan for the
development, reproduced below, shows an indicative layout for 600 residential units, of which
180 will be affordable dwellings (30%). The Masterplan achieves a net residential development
area of 39.46 acres (15.97 hectares) with an average density of 15.21 dwellings per net acre.
