The Land is situated to the north of the village of Glinton which lies approximately 8 miles north west of Peterborough and 10 miles east of Stamford.

Lot 1: 5.86 acres (2.37 hectares) - Grassland and part of Brook Drain

Lot 2: 4.58 acres (1.86 hectares) - Grassland

The Land has previously been within a Higher Level Stewardship scheme and has recently been removed. It is Grade III according to The Agricultural Land Classification of England and Wales. According to the England & Wales Soil Survey, the soil type is of the Badsey 2 Association, which is more commonly described as well drained calcareous fine loamy soils over limestone gravel.

The Land is offered for sale by Private Treaty.

Tenure & Possession
The Land is offered for sale Freehold with the benefit of Vacant Possession on completion of sale.

Basic Payment Scheme (BPS) & Environmental Schemes
The Land is no longer registered on the Rural Land Register in respect of the Basic Payment Scheme, and there are no Entitlements included within the sale. The Land is not included within an agri-environment scheme.

Wayleaves, Easements and Rights of Way
The Land is sold subject to and with the benefit of all existing Wayleaves, Easements and Rights of Way, whether public or private, and whether specifically mentioned herewith or not. There is a public footpath along the northern boundary of Lot 1. The land was previously in a Stewardship Scheme which included a permissive footpath across the two lots as shown on the plan, but this has now ended.

Development and Overage Clause

The overage will be triggered upon the disposal of land with the benefit of planning permission or the implementation of a planning permission.
