The Land off Brooks Road is located approximately 2 miles north east of Raunds. The market town of Raunds offers a range of

the A45 and 4.9 miles from the A14 trunk road, which both provide excellent transport links to the north, south and east.

of the southern boundary. The property is accessed directly from Brooks Road which connects Raunds to the village of Denford,
via a gateway set back from the highway. The majority of the Land is classified as Grade 3 according to the Agricultural Land Classification maps, and the soil is predominantly of the Evesham 3 Association according to the Soil Survey of England and Wales, which is characterised by slowly permeable calcareous clayey soil. The Land has historically been used to graze livestock and has recently been topped.
