Property Description

LOCATION
The Property has a total area of 2.6 Hectares (6.42 Acres) and is situated on the eastern outskirts of the village of Cranford, which is situated approximately 2 miles to the east of Kettering. The Property is accessed from Thrapston Road and is approximately 800 metres from Junction 11 on the A14. The A14 is an important distribution route and forms part of the Trans European Network, which consists of roads, railways, waterways and airways that the European Union consider vital for trans-European travel. The access from the public highway is securely fenced and gated and of concrete construction. The Property is well screened on all boundaries by mature well established hedgerows and trees.

DESCRIPTION
The Property comprises of a surfaced yard area, used as a Haulage Yard, together with a number of buildings. There is also a section of largely unsurfaced land which was formerly the line of the Huntingdon to Kettering railway and this is situated on a section of lower lying land to the yard.

There are three buildings on the Property and these are shown on the Plan. Details of each building can be found below –

Building 1 – this building measures approximately 458.36m2 GIA and comprises of steel portal framed construction with an eaves height of 5.1m. The building has steel walling to a height of approximately 3.0 metres and fibre cement sheeting above the eaves. The roof covering is also fibre cement sheeting and incorporates roof lighting. The flooring is cement, with sliding eaves height doors and is connected to mains water and electricity. There is a vehicle inspection pit within the building.

Building 2 – a steel portal framed workshop, clad predominantly in fibre cement sheeting to both the walls and roof. The building benefits from a side lean-to of similar construction and a small lean-to to the rear. The building measures 163 square metres (1,755 square feet) GIA. The building has a height of 5.0 metres to eaves and the lean-to measures 3.28 metres to eaves. The building and lean-to have eaves height entrance doors. The building has solid concrete floors and is connected to mains water and electricity.

Building 3 – a range of buildings relate to the historic use of the site and its former role in the Iron Stone Industry. The buildings are of brick construction under pitched slated roofs. The buildings are in a dilapidated state and are currently not in use.

SERVICES
The site has a mains water supply and three phase electricity supply. The site is crossed by high Voltage overhead electricity lines. There is no mains drainage.

TERMS
The Freehold interest in the property is offered for sale as a whole by Private Treaty, subject to the existing lease.

OUTGOINGS

PLANNING
In 1988 planning permission was granted on appeal for the use of part of the site as a haulage yard, workshop and grain store. Following on from this, in 2016 a Lawful Development Certificate was obtained from Kettering Borough Council confirming the use of the entire site as a haulage yard for the parking and storage of vehicles and their associated repair and maintenance. The haulage yard is operational 24/7 with no operating hour restrictions.
