The site represents an exciting development opportunity on the edge of Irchester, to the east of Farndish Road and south of James Street. Irchester village is located approximately 2 miles south-east of Wellingborough and 2 miles south-west of Rushden. The site extends to approximately 8.53 acres (3.45 hectares) of land on the southern edge of Irchester, as shown edged red on the attached plan. The site is roughly rectangular in shape and is located within the north-western corner of a larger arable field. The site has existing housing to the north, while the western boundary is defined by a mature hedgerow fronting onto Farndish Road. The site topography is relatively flat and there are no existing vehicular access points to the site. There are also no Public Rights of Way across the land. There is a pumping station, which does not form part of the site, on the Farndish Road frontage.
The outline planning application was reported to committee on 7th October 2020 and a resolution was passed to grant planning consent, subject to the completion of a Section 106 Agreement. The planning consent will permit the erection of up to 75 dwellings, including a new vehicular access off Farndish Road, all associated infrastructure works (access being the only detail determined at this stage), with areas of landscaping and public open space and the provision of land for a community facility. The local authority application reference is WP/19/00154/OUT.
The site has been promoted on behalf of the landowners by M Scott Properties Ltd and the Masterplan for the development, reproduced below, shows an indicative layout for 75 residential units, of which 17 will be affordable dwellings (23%). The Masterplan achieves a net residential development area of 5.90 acres (2.39 hectares) with an average density of 12.71 dwellings per net acre.
