SITUATION
The land off Walgrave Road is located on the outskirts of the rural village of Hannington, within the county of Northamptonshire. The village of Hannington is surrounded by a number of smaller service villages and towns such as Walgrave, Holcot and Brixworth which all benefit from a range of services including Public Houses, Churches and Schools. The land is located to the north west of the village and benefits from an access via a hardcore public byway, which has recently been resurfaced. The majority of the boundaries comprise mature hedgerows and post & wire fencing, the land is well drained and is currently cropped with Temporary Grass.
The majority of the land is classified as Grade 2 according to the Agricultural Land Classification of England and Wales and the soil is predominantly of the Banbury Association according to the Soil Survey of England and Wales, which is characterised by by well drained fine loamy soils.
